Please read these terms and consider them carefully before completing your booking at Casa Corallo.


The terms and conditions of the holiday letting as agreed by both parties are as follows:
Any payments made for deposit, tariff, or part payment thereof, will constitute your acceptance of the Terms and Conditions hereunder.  
We reserve the right to enter the property for the purposes of inspection, maintenance or for the purpose of ensuring the by-laws are being observed.

1. Securing with a Deposit

50% deposit must be paid on confirmation and within 3 days or less of the booking. Balance is due 1 month prior to arrival (2 months prior for Peak & Peak+ bookings). Failure to do so will be considered a cancellation of a booking. No reminders will be issued. Bookings made within two (2) months of arrival require full payment on booking. Non-payment of this deposit will be deemed a cancellation of the booking. The person making the booking (“the Guest”) must stay in the property and will be held responsible for the conduct of all the guests. The property is let to you for holiday purposes only during the period of stay stated on your receipt and for the specified number of guests only. Under no circumstances is sub-letting permitted.
All rental monies and bond/security deposit must be paid in full before any keys will be issued.
Key pick up will be advised on confirmation of final payment. *(Overseas bookings will be responsible for the payment of any international banking transaction fees)


2. Cancellations

If a booking is cancelled LESS than one (1) month prior (2 months for Peak & Peak+) to the commencement of a scheduled booking, the Guest will forfeit all monies paid, unless the property is re-let in which case a cancellation fee of $120 will be charged and the balance refunded.
If a booking is cancelled MORE than one (1) month prior (2 months for Peak & Peak+) to the commencement of a scheduled booking, a cancellation fee is charged of $120 + 20% cancellation fee, unless the property is re-let, in which case a cancellation fee of $150 will be charged and the balance refunded
All Cancellations must be in writing by the person who made the original booking.

3. Bond
A bond/security deposit in the amount of $1000.00 is required a minimum of 7 days prior to your stay. If a security deposit is not received in this time then the booking will be deemed cancelled and cancellation charges applied. 
The security deposit is NOT part of the rental payment and should damage to the property, or fixtures and fittings exceed this amount, the Guest agrees to be held responsible for all extra costs of reparation of the damages.
The security deposit will be refunded by direct deposit within fourteen (14) days following an inspection of the property at the end of the letting period, provided that the property is left in the same condition as at the start of the tenancy.


4. Bedding Configuration
Makeup of bedding must be specified at time of booking. Any changes must be agreed in writing. Any changes requested within 10 days of commencement of the booking cannot be guaranteed, and will incur a charge of $100 if they are able to be accommodated. This is due to scheduling of housekeepers/ laundry personnel - who may be heavily booked and have to make special arrangements.


5. Call-out Fee
If a representative of the owner or representative of HLO* is called out (for example following a noise complaint), the Guest will also incur a $150.00 call-out fee. (Refer condition 17 “Noise”)


6. Damage and Breakages
All damage, breakages or losses to the property, furniture and fittings are to be reported to BOOKING MANAGER immediately and paid for by the Guest before the end of the tenancy. Should the Guest discover a defect, fault, or breakage on arrival please advise BOOKING MANAGER Immediately, otherwise we will consider this to have been the responsibility of the current Guest and you will be charged accordingly.



7. Keys
Key collection details and entry security code will be on your booking form.  If keys are lost or misplaced a call-out fee of $120 will be charged. If keys are lost completely, for security reasons all locks will be replaced and the replacement cost charged to the guest.

9. Checking In and Out
The property will be available from 2pm on the day of your arrival. Keys will be available at the property at the time of check in. Please refer to instructions on your final confirmation email regarding key collection arrangements and/or security code. On your arrival day we will arrange for a brief “meet and greet” visit by a representative of Casa Corallo, to explain the workings of the property and answer any queries you may have. Unfortunately we cannot be specific as to the time this will occur. You must be checked out by 10.00am on the day of departure (unless agreed in writing prior to commencement of your stay). Our cleaners often are heavily booked and not able to be flexible with times. A charge will be incurred of $150+ for late checkouts.


10. Extending your stay
Your are required to contact the BOOKING MANAGER to check availability, and then pay upfront if you wish to extend your stay.


11. Tariff changes
Tariffs are subject to change without notice. 


12. Number of guests
Total number of guests must not exceed number specified in the booking form and confirmation notice. (This includes children over 1 year old) Failure to adhere to this condition will incur extra charges and /or immediate cancellation of the booking with no refund. There are to be no visiting guests overnight and only registered guests are permitted to stay at the property.


13. Occupation/Functions
The premises are rented to the Guest for holiday purposes only. NO weddings, parties or other gatherings or functions are to be held on the premises at any time unless agreed with the owners in advance, and in writing.


14. Insurance
NO responsibility is taken for guests’ personal property left on the premises. Landlord's insurance does not cover loss of or damage to guests’ belongings. For security reasons, please do not allow access to the property of any person you cannot personally identify. All doors and windows shall be left securely fastened when the premises are left unattended. Damages, breakages, theft and loss to Guest’s property are the Guest’s responsibility. Damages, breakages, theft, and loss to the property of Casa Corallo, which arise from negligence on the Guest’s behalf, are the Guest’s liability.


15. Pets
Pets and animals are not allowed. 


16. Unsuitable Accommodation
If the accommodation is deemed unsatisfactory on arrival without prior inspection the Guest cannot hold the owners responsible. The premises are let in good faith and we are careful not to misrepresent the details of the holiday rental property. We will not be held responsible for changes to and or items removed from the property after the time of booking. NO REFUND is given if you are not satisfied with your accommodation.


17. Noise
Noise is a serious issue in Byron Bay. Good neighborly conduct is encouraged and Guests must not make excessive noise and play loud music. All music must be turned off by 10pm – after this time no noise must be audible outside the property and, if necessary, doors and windows should be closed to ensure this.  A security company may be called to investigate complaints of excessive noise or anti social behaviour incurring $200 plus charge for call out, which is taken from security deposit. After one warning guests may be evicted from the premises by security with loss of rent and bond.


18. Garden, Lawn & Pool Maintenance
The pool is regularly tested and operators will access the pool area by a discreet laneway entrance. While every effort is made to respect your privacy, we cannot specify exact times for this brief but important maintenance to take place.  Garden watering, weeding etc is generally carried out when the property is vacant, but access through the laneway gate may be necessary during dry periods to switch on timed soaker hoses.
Mowing of the Reserve at the rear of the property is the responsibility of NPWS and therefore outside the control of the owners.


19. Linen
All bed linen, bath and beach towels are supplied. We request that guests do NOT use the white towels for outside use, and avoid contact with tanning substances, hair dyes and some makeup, which can cause permanent stains. Dark coloured towels are supplied for outdoor pool and beach use. A replacement charge of $40 per towel will be charged for soiled towels. Soiled bedding or upholstery will be charged per replacement cost.


20. Appliance/Fixtures & Repairs
The owners endeavor to have any repairs to appliances or other fixtures attended to as soon as possible. However in some unforeseen circumstances the immediate repair may be beyond our control. (Non availability of tradespersons or parts) No responsibility is taken by BOOKING MANAGER or owner for the consequences of any such unforeseen circumstances. There will be no refund or discounts deducted from tariffs for unusable appliances or items awaiting repair or replacement.


21. All Garbage
Garbage is to be placed in outside bins provided. Please note that the lids on the bins must be able to be closed or the garbage collectors will not empty the bins! It is the duty of the Guest to put the garbage (red) or re-cycle (yellow) on the nature strip outside the property on the correct collection day as indicated in the Property Compendium. Removal costs and tip fees will be deducted from security bond if excess rubbish has been left by the Guest.


22. The BBQ
BBQ must be thoroughly cleaned on departure to avoid excess cleaning charges. Please ensure the gas is turned off after use, and advise us if the gas bottle needs replacement. A spare bottle is kept on the premises but we need to know if a refill is needed.  The same applies to the large gas cylinders provided for the kitchen stove and gas heater.


23. Cleaning

Please ensure dishes, pots and pans etc. are washed and put back into cupboards and house is left in a neat and tidy condition. Charges will apply if the property requires extra cleaning due to the dirty condition in which the property has been left. This will be calculated on the number of hours required over and above normal cleans. If extra washing and dry cleaning of furniture/bedding is required these will also be charged at the cleaning rate. Replacement of linen/towels maybe required if they are beyond saving.

24. Smoking
For the comfort of all our guests, Casa Corallo is a NON SMOKING property. We appreciate your co-operation and understanding.


25. Outside Noise
The owners will not be held responsible for any noise from construction work or other sources outside their control occurring close to the holiday property.


26. Breach of Conditions
Any breach of the above conditions permits BOOKING MANAGER to refuse the release of keys, amend the rent of the premises and/or immediately terminate the tenancy.


27.Indemnity
The Booking Agent and owners(s) of this property do not condone : unsafe, irresponsible actions/behavior etc, on or off the premises, during a stay or at any other time. The agent and owner(s) take no responsibility for any actions, incidents, loss, damage or injury sustained while within or outside the premises and/or grounds, during a stay or at any other time. A condition of entry, staying, use of facilities etc, at the premises is “All guests indemnify the agent and owner(s) against any responsibility or action (legal or other), due to any actions, incidents, loss or injury during a stay at the premises or at any other time”. Therefore entering and/or staying at this property means: all guests understand and agree to indemnify the agent and owner(s) against any action(s), incident(s), loss or injury(s) sustained while within or outside of the premises (including, but not limited to, the grounds, facilities, structures, etc) during a stay or at any other time. “Guests actions, conduct and safety are the responsibility of the guests”
